Initially, we offer your property exclusively to pre-qualified tenants, often arranging viewings within 24 hours of taking instruction. Many properties are let before they are officially launched to the market. Following this, your property will be featured on our website and shared with our extensive database of prospective tenants.
To ensure maximum exposure, we also brief agents across our network to promote your property to their clients, expanding its reach to a wider audience.
We understand that, as a landlord, your time is valuable. That’s why we will always coordinate viewings at times that suit your schedule. All viewings are conducted by a Chancery Lettings agent, and we will provide feedback after each viewing, including details of the number of viewings conducted and our analysis of the potential tenants.
Based on this feedback, we can decide together whether to proceed with the current applicants or discuss any necessary changes to the strategy.
Once a tenant expresses interest in your property, they will submit a formal offer. After you accept the offer, we carry out comprehensive due diligence through a third party, including credit, employment, and previous landlord checks. Unlike many other agencies, our average initial tenancy term is two years (as opposed to the usual one year with a six-month break clause).
Once the checks are complete, our admin team will handle all the paperwork, and we aim to finalise everything within 48 hours of agreement, assuming both parties are happy with the terms.
Before the tenancy begins, we will ensure you’re fully informed of your landlord obligations and the relevant legislation. Our team will also arrange any necessary pre-tenancy works, manage deposit registration and holding, and carry out inventory checks and move-in procedures. We’ll also set up the standing order for rent payments.
